What to expect when working with O’Leary Cole Construction

The most important aspect of what we do is making sure the homeowners are happy, not only with the awesome home our team produces, but also with the process to get there. What’s the fun in building a super sweet custom home if you can’t enjoy the journey? We love the construction process! My time working with Trey taught me a lot about that and I’m psyched to continue incorporating all of it and expanding on it. Here are some of the things you can look forward to in working with us.

We’re here to have fun! Have we said that yet? O’Leary Cole Construction builds an amazing product that will stand the test of time, and the homeowners will have some cool stories to tell about building it, too.

Financials - The build itself is nutty, but the financials are stressful! Throughout the build, you’ll work with our Bookkeeper that’s been handling the office management with us for about a decade now and knows a thing or two about financial management of a home build. This is a huge peace of mind for all of us, and makes the construction process much smoother and enjoyable. Not only do our homeowners appreciate her work, but our subs do as well.

Interior Design - We regularly work with an Interior Designer to help us get things started with selections on the front end. And if the homeowners want, we include some of those services in our contract to help with the initial selections meetings at our various suppliers. This service is huge for a lot of our clients, because getting started with selections is overwhelming when there are so many options out there! Should the homeowners choose to continue working with the Interior Designer beyond the selections, they are welcome to contract directly with her on any other work they would like to collaborate on.

Job Site Supervision - Visiting the job site is a big part of the fun we have! You’ll find me on site at least three days a week checking on subs, progress, quality, and tracking our running punch lists. Our subcontractors appreciate us being around to answer questions or solve any issues with them in a timely manner. Nothing frustrates a sub more than having to come back because they couldn’t get in touch with the builder, or worse yet, they do something wrong and it has to be redone. That doesn’t typically happen here, they’ll either see me on site or get me on the phone.

Punch Lists - The running punch list is a great way to catch things before it’s too late, and one can’t keep track of that if they aren’t showing up! Our team appreciates this as it prevents bigger problems later on and saves time in the long run.

Client Walkthroughs - We set up a weekly or bi-monthly walk through with homeowners to review the progress, quality, and help track punch list items.

Reference Photos - We mentioned posting photos for homeowners, but we also take plenty of reference photos for our own uses. There are a ton of phases to a build and there are lots of trades involved. One of the most useful sets of reference photos we take are the pre-insulation photos. Because guess what? We don’t have X-Ray vision, at least not yet... When we make changes late in the game, or an issue arises that we can’t see, bam, these photos just helped solve a lot! It’s the behind the scenes things like this that set us apart. And hey, someday you may want to hang a giant mirror or that heavy piece of artwork you just finished. We’ll just be a phone call or an email away with a photo of that wall or ceiling you’re hanging it from!

After the Home is Finished - Once the house is completed we offer a punch list procedure that’s worked very well through the years. We can’t catch everything, even with our running punch lists! Once the homeowners have been in the home for thirty days we have a 30-day Punch List Walkthrough with the owners and schedule the appropriate trades to address it, including paint work! Of course, I always tell owners that if something comes up within the thirty days that’s a major issue, or just keeping them up at night, we’ll address it immediately. Then, during the first year, we will work with the owners to address any issues that may arise, asking them to coordinate with the trades directly, but with our assistance in making sure the work done as needed. We also have a One-Year Warranty Walkthrough as well.
